Having a family of five, creating a home that perfectly balances functionality and comfort is a top priority.
To do this, our team, guided by our Lead Carpenter Dave Jaspan, embarked on a full first-floor renovation of the kitchen, family room, mud room, and bathroom for the Givnish family. We also constructed a modernized second-floor primary suite addition complete with a walk-in closet and master bath.
For the Givnish family, the current layout of their home lacked the functional layout they were seeking — to the point where their knees would touch the wall in front of them when they were using the toilet
With an outdated layout, lack of space, and inefficient flow, our key priorities for them were to construct a modernized kitchen, open-concept family room, functional laundry space, and a luxurious primary suite.

In the initial planning phase, we collaborated closely with our clients to understand their vision and end goals for the space.
From there, we were able to design a layout that brought out functionality and the aesthetics of their home.
One key design choice was blending new materials with repurposed elements, such as transforming a wooden beam into a sleek, modern mantle. This approach not only gave the space a contemporary feel but also seamlessly incorporated existing features, adding both character and cohesion to the design.
For the kitchen, the goal was to expand its footprint while incorporating custom cabinetry, high-end appliances, and a central island perfect for gathering. The results were so impressive that the homeowners celebrated their newly renovated space by hosting a party for 40 guests!
To transform the family room, our team embraced an open-concept design, enhancing the space with sleek, modern lighting and custom built-in storage to give extra space for the kids to store their belongings neatly and more.
A utilitarian space was missing from this home, so as part of the first-floor renovation, we added a mudroom near the living room, with an outside entrance, on the side of the house. This space provides a convenient spot for the kids to remove their dirty shoes and keep the rest of the home clean.
In the downstairs powder room, we incorporated elegant fixtures to enhance aesthetics while implementing a space-saving design to maximize functionality — ensuring comfort and convenience for both guests and the family.
Our goal for this addition was to design a space that felt like a peaceful retreat from everyday life. To achieve this, we upgraded the bedroom, walk-in closet, and master bathroom.
The bathroom was one of our favorite areas to work on, as we had the opportunity to create custom vanities, a luxurious soaking tub, and a spacious walk-in shower.
We also skillfully incorporated the home’s existing architecture, ensuring a seamless flow between the original features and the newly added elements.
A poorly designed laundry room can feel cramped and inefficient, so we focused on creating a layout that maximizes functionality. By utilizing durable materials and integrating smart storage solutions, we transformed the space into an efficient and practical area that works seamlessly for everyday use.
We converted an existing bedroom into two spaces; a smaller bedroom and moved the laundry to the second floor, with plenty of storage and work surfaces.
Unexpected changes are a natural part of any project.
Originally, we planned to keep the chimney at the back of the house. But, we soon realized it wasn’t needed and much easier to remove than expected. This adjustment created the opportunity to add a second-floor window, a feature the homeowners were thrilled to see included!
To maintain some of the home's charm, we kept part of the chimney and added a roof to it. We also were able to add an outdoor TV to create an exterior living area perfect for parties and small gatherings.
When it comes to home renovations, the key to handling any changes is maintaining close collaboration with the homeowners to ensure everything progresses smoothly — and that’s exactly what we did in this case.
